RENT AGREEMENT

This Rent Agreement is made and executed at Delhi on this XXXXX between Smt. XXXXX W/o XXXXX R/o XXXXX, Delhi-1100XX, hereinafter called the First Party of the one part/Owner.

AND

Sh. XXXXX S/o XXXX R/o XXXX Delhi-1100XX hereinafter called the Second Party of the other Part/Tenant(s).

The Expression of the First Party and Second Party shall mean and include their legal heirs, successors, assigns, nominees, executors, representative etc. respectively.

WHEREAS the First Party is the owner of Office i.e Property bearing number- XXXXXXX, Delhi-1100XX and has agreed to let out entire office measuring approx XX sq. feet portion Office i.e Property bearing number- XXXXXXXXX, Delhi-1100XX, to the Second Party for a period of Eleven months of the following term and condition as under:-

NOW THIS RENT AGREEMENT WITNESSETH AS UNDER

1.       That the tenancy start with effect from XXXXX to XXXXX for a period of Eleven months only.

2.       That the monthly rent has been fixed at Rs. XXXX/- (XXXXXXXX) per month in advance according to the English calendar month in monthly rent and the rent is payable only through RTGS/NEFT/bank transfer or cheque only.

3.       That the charges of water, electricity, maintenance charges  are separately paid by second party to the concern department as per consumption and as per the bills issued by the concern authority.

4.       That after the expiry of tenancy period with the consent, option of First party if the tenancy shall extend for some further period then the rent will increase @ X% of the present rent after Eleven month and new rent agreement execute.

5.       That the First Party or his/her authorized person shall have rights to visit or inspect the said premises in any reasonable hours/timings.

6.       That the second Party shall not make any addition or alteration in the said premises without the written permissions of the first party.

7.       That the second party shall not sublet the tenancy rights to any other persons in any circumstances.

8.       That with the mutual consent of both the parties if any party wants to vacate said premises before expiry of tenancy period then interested party shall give & take one month written notice to each other.

9        That after the expiry of tenancy period the second party shall delivery the said premises in, as it is condition to the first party fitted with all fitting and fixtures in working order and if any defect in the said premises will be found then the second party will repair in his own costs and expenses.

10.     That in future if any dispute arisen between said first party and second party then disputes all be settled only in the Jurisdiction of Delhi Court(s).

11.     That the tenant shall not misuse the electricity meter in the said premises in case any kind of consequences arisen in respect thereof then he/they will be liable for the same and the landlord shall not be responsible for the same.

12.     That the Lessee/second party cannot keep any explosive/ harmful items in the said leased premises.

13.     That due to Govt. Department Policy if any tax will be charged in the said premises then it will be paid by the second party only.

14.     That the Lessee/second Party undertakes to abide by all the laws rules and regulations of the M.C.D. /N.D.M.C. and other local bodies as applicable to the leased premises. The Lessee shall obey all lawful orders or directions issued by the said authorities. The Lessee shall use the leased premises in accordance with the master plan of Delhi and shall comply with all the rules and regulations regarding the use of the premises and the manner of its user.

15.     That both the parties include their legal heirs, successors, assigns etc. bound under the terms and conditions of this agreement.

IN WITNESS WHERE OF, both the parties have signed this Rent Agreement on the date, month and year first above written.
